![]() Whats lurking in your cellar?Spiders are not the only thing lurking in your basement that can jump out and bite you. Cellars and lower levels in municipal buildings serve a variety of functions from dead storage to office/meeting space. However, due to their below grade location, they have one thing in common: their high vulnerability to water infiltration and damage. If your lower levels are used for storage, stored items should be raised at least 4-6 inches above floor level unless they are in watertight plastic containers. This can be accomplished by placing materials on pallets or platforms. Hazardous waste materials, such as waste oil, pesticides/herbicides or other chemicals must not be stored in basements that are prone to, or have a history of, flooding. The release of hazardous materials into water greatly increases environmental hazards as well as the complexity and cost of clean up. Materials subject to dampness or moisture such as paper, electronic equipment etc. should not be stored below grade unless the area is provided with moisture control such as dehumidification. Areas which are utilized as office or meeting spaces must have adequate forced ventilation, dehumidification, and or air conditioning, to preclude the mold, mildew, or fungus growth and to maintain healthy indoor air quality. These steps will also reduce potential damage to furniture, equipment and finished surfaces. All below grade areas which are prone to, or have been flooded in the past, should have drainage or barrier systems installed to prevent water infiltration. Where only small quantities of ground water enter the area, permanently installed automatic sump pumps may be adequate. In the event of water damage, furniture, equipment and materials in the area, should be removed as quickly as possible to minimize damage. Floor coverings, such as vinyl composition tile and carpet should be dried as soon as possible. Carpeting is especially prone to mildew and fungus growth and must be dried quickly and thoroughly to prevent future indoor air quality problems and to salvage the carpet. Walls, especially those of dry wall construction, are easily damaged by standing water and unless dried thoroughly and properly, provide an ideal host for mold and fungus growth.
